Many Americans make their fortunes by being successful in business, but they learn that an effective way to keep their fortunes is through careful investments in commercial real estate. Commercial real estate is defined as any real property that is capable of generating income or revenue for investors in the property. This can include a vacant lot or tract of land on which you plan to construct a building with spaces to lease, such as office building, shopping center, industrial building, hotel and apartment, or a piece of land that can be rented to another person thereby generating rent income.

Commercial real estate is divided into a number of categories. One category is the office market, which primarily consists of office buildings where businesses carry on their trade. Another important category of commercial real estate is the warehouse market. This is the place where companies keep their finished products or even raw materials, waiting to be sold or shipped to another location. The retail market, which ranges from mom-and-pop stores to national chains, is also another essential part of the commercial real estate.

Federal and state laws regulate transactions relating to commercial real estate. If you are a commercial tenant, the laws that protect residential tenants are not necessarily applicable in your case. For example, eviction protections are practically non-existent, and rent may not always be fixed but is made dependent on factors that vary from one month to the next or on sales volume. You must consult a lawyer dealing with commercial real estate to learn the available protection of a commercial tenant.

If you are into commercial real estate investment, you will also need the services of an attorney. Remember this can be a profitable investment but like any other investments, there are risks involved. You would want to minimize such risks. Getting legal help before the risks occur is a good investment strategy.
